Women Power Dubai Property: $32.15 Billion Investment Signals Rising Influence

Dubai’s booming real estate sector continues to attract global investment, and a significant driving force behind its recent success is the increasing participation of women. In 2024 alone, female investors injected a substantial AED 118 billion, equivalent to $32.15 billion, into Dubai’s property market through over 50,979 transactions, according to recent data from the Dubai Land Department (DLD). This impressive figure underscores the growing financial prowess and strategic investment decisions of women, who now constitute a noteworthy 34 percent of the total real estate investors in the emirate.  

Majida Ali Rashid, CEO of the Real Estate Development Sector at Dubai Land Department (DLD), highlighted this significant trend, emphasizing that women are no longer just participants but are key players shaping the future of Dubai’s real estate landscape. Their focus on long-term, stable investments aligns perfectly with Dubai’s economic vision under the D33 agenda and the Dubai Real Estate Strategy 2033.  

Recognizing the increasing influence of women, the DLD has launched several initiatives aimed at further empowering them within the sector. The “Real Estate Empowerment Programme” has already attracted over 1,000 women, while the “Dubai Real Estate Brokers Programme” has significantly boosted female participation in brokerage roles.  

Furthermore, the DLD is actively working to create a more flexible and inclusive investment environment for women. This includes developing tailored financing solutions, providing specialized training programs, and offering support for women-led entrepreneurship in the real estate sector.

The impact of women extends beyond direct investment. They play a crucial role in family financial decision-making regarding property and contribute significantly to overall financial stability. To support this, the DLD has also developed awareness programs designed to enhance women’s confidence and capabilities in making strategic real estate choices for their families.  

Dubai’s appeal to women investors is further evidenced by the increasing diversity of their nationalities. In 2024, the number of nationalities among female investors in Dubai’s real estate sector rose to 200, up from 193 in the previous year. This reinforces Dubai’s position as a preferred and trusted investment destination for women from across the globe, attracted by its stable economy, robust regulations, high rental yields, and tax benefits.  

The DLD is committed to further enhancing women’s presence and influence in the real estate sector through supportive policies and incentives. This includes strengthening their representation in leadership positions within real estate companies and offering flexible investment packages to encourage greater female participation.  

The significant investment by women in Dubai’s real estate sector is not just a statistical milestone; it signifies a powerful shift towards greater inclusivity and recognizes the vital role women play in shaping the emirate’s economic future. As Dubai continues its trajectory of growth and development, the increasing influence and investment of women will undoubtedly be a key factor in its sustained success.
